EAM Design is a Richmond, Virginia design studio focused on residential and mixed-use projects. We partner with homeowners, investors, architects, and builders to take projects from concept to clear, buildable drawings, whether that's a permit and pricing set, a renovation, an addition, or a new home.

I'm Elizabeth, Design & Production Lead at EAM Design. I founded EAM in 2022 as a freelance design practice while I was in grad school. After years of work across experiential, UX/UI and brand design, I came back to where my training began, architectural design, and grew EAM into a full-service studio centered on the built environment. That range still shapes every project. I pair leading industry tools with a personal, hands-on process, so every client gets clear communication and drawings they can build from.

Whether you are permitting a new home or need schematic design work for initial project pricing, EAM Design can provide the drawings and documentation you need to get your project built.

  • Clear, complete drawing packages for SD/DD, permitting, pricing and bids, existing conditions & demo, shop drawings, interiors & FF&E, and presentation & marketing.

  • Whether you’re opening up a kitchen, finishing a basement, or adding a second story, we guide your project from start to finish. We document existing conditions, develop the design, handle permit drawings, and work alongside our GC partners through construction.

  • From backyard ADUs to ground-up custom homes, we handle the design, drawings, and permitting, and partner with trusted builders so you have one coordinated path from idea to project completion.

  • Architectural design support for architects, engineers, contractors, or other AEC professionals. From Revit model development to construction document production, we can support you firm or practice meet its next deadline.

Selected Work

  • Single-Family Home Full Remodel

    A full remodel of a 1957 rancher, redesigned to make a small house work for a growing family. We reworked the kitchen and three bathrooms, updated the MEP systems, added a fourth bedroom, and opened the kitchen to the dining room. Original details like the built-in shelving, the hallway bathroom sink and the refinished hardwood floors keep the home's character.

  • Complete Community Economies

    Renderings, plans and report design for community development and revitalization feasibility studies. The studies backed grant applications for small towns in Virginia and beyond.

  • Triplex New-Build

    A proposed new-build triplex in Richmond's Jackson Ward. We developed the concept and early drawings so the owner could confirm feasibility and permitting before bringing on an architect.

  • Modular Co-Living

    A concept for shared housing in Richmond, VA. Nine prefabricated modular sleeping units, each about 155 SF, are set around a new central common space of about 1,400 SF with a kitchen, a rec room and room to work. A single new gabled roof ties the modules and the common space into one building, about 3,100 SF on one level. The idea is simple: private rooms for everyone, with the everyday life of the house happening together in the middle.

    Active Landscapes for Developmental Play

    University of Virgina School of Architecture Undergraduate Thesis centered on crafting educational playscapes reflective of native ecological environments.
